Consent (severance) |
The most common types of consents are land severance, which divides a parcel of land to form a new lot; or a lot addition to an abutting property. Consent (Severance) Application Form |
Lift holding provision |
A holding symbol can be placed on a zone to show that certain conditions have yet to be met before the development can proceed. Once the necessary conditions have been completed, the holding symbol can be lifted to allow development to proceed. Lift Holding Provision Application Form |
Lift part-lot control |
Part-lot control prevents a landowner from conveying a portion of property unless this has been approved by consent (severance) or plan of subdivision. A by-law may be passed to remove part-lot control for all or any part of a registered plan of subdivision without approval from the Committee of Adjustment. A lifting by-law is typically used to define new lot lines between semi-detached dwelling units or townhome units, and to covey access easements. Note: there is no prescribed form for this application. Applicant may submit the applicable surveys, draft legal descriptions, and the fee with a cover letter to initiate the process. |
Minor variance |
A minor variance gives permission to a property owner to make a change to their property that does not conform exactly to the zoning by-law. A minor variance does not change the zoning by-law but exempts you from a specific requirement of the by-law. The change must be considered minor in nature in order to qualify. Official plan amendment |
An official plan amendment changes the Township's official plan. This may be needed because of changes to social or economic circumstances in the Township, or because of a request by a property owner. Official Plan Amendment Application Form |
Rezoning |
Our zoning by-law assigns every piece of property a zone category. The zone tells what the property is allowed to be used for (e.g. residential or commercial) and the required standards (e.g. building size and location). If you want to use or develop your property in a way that is not allowed under the Zoning By-law, you may apply for a zoning change. Zoning Amendment Application Form |
Site plan approval |
Site plan control is used to ensure a proposed development is appropriately planned. A site plan agreement is required if you plan to build certain types of development, such as a commercial or industrial site. Site plans describe details such as the building, property access, parking location, elevations, grading, and landscaping details. Site Plan Application Form |
Subdivision and condominium |
